A comprehensive visual evaluation of the home's visible and accessible systems, including the roof, structure, exterior, interior, electrical, plumbing, heating and cooling, attic, insulation, ventilation, built-in appliances, and garage. The inspection also includes basic infrared and moisture scanning, a basic pool and spa inspection when applicable, and wind-mitigation and four-point insurance inspections included at no extra cost. You'll receive a detailed digital report with photographs and clear explanations of the findings.
A focused inspection of the condominium unit's visible and accessible components, including the interior, electrical and plumbing systems, heating and cooling equipment, installed appliances, doors, windows, and other components that are typically the unit owner's responsibility. The inspection also includes infrared and moisture scanning. Common areas and building systems maintained by the condominium association fall outside the standard scope unless specifically included.
New construction doesn't always mean defect-free. This inspection evaluates the home's visible and accessible systems for incomplete work, improper installation, damage, and other concerns before the final walkthrough or closing. Findings are documented in a clear report that can be provided to the builder for review. Inspections can also be scheduled at other stages of construction, or before the builder's warranty expires, depending on the services available.
This inspection documents construction features that may help the home resist wind damage, including the roof covering, roof-deck attachment, roof-to-wall connections, roof geometry, secondary water resistance, and opening protection. The completed Florida wind-mitigation form can be submitted to your insurance company to determine whether the property qualifies for available discounts. Discounts are determined by the insurer and aren't guaranteed.
A four-point inspection documents the visible condition and approximate age of the home's roof, electrical, plumbing, and heating and cooling systems. Insurance companies commonly request this report for older homes when issuing or renewing coverage. This is a limited insurance inspection and isn't a substitute for a complete home inspection.
Infrared imaging and moisture-detection equipment are used in a comprehensive inspection to investigate temperature differences and suspected moisture conditions that may not be apparent during a standard visual review. The scan may help identify evidence associated with active moisture, plumbing leaks, missing insulation, or heating and cooling concerns. Infrared imaging is a screening tool. It can't see through walls or guarantee the discovery of every concealed condition.
This focused inspection evaluates accessible areas for visible mold-like growth, evidence of water intrusion, elevated moisture, and conditions that may support microbial growth. The inspection includes airborne mold sampling, moisture readings, infrared scanning, and an evaluation of likely moisture sources. Laboratory testing fees for mold are included, though additional samples requested or required for larger homes will incur additional fees.
The visible and accessible pool and spa components are evaluated, including the vessel, decking, circulation equipment, filtration system, accessible plumbing, permanently installed electrical equipment, safety barriers, and installed safety features. Equipment is operated using normal controls when conditions permit, and basic water-quality measurements may also be taken to provide a snapshot of conditions at the time of the inspection.
A focused visual evaluation of the roof-covering materials, flashing, penetrations, drainage components, and visible signs of leakage, deterioration, or damage. The roof is accessed when conditions, construction, and safety permit. When direct access isn't safe or practical, it may be evaluated from the ground, roof edge, ladder, attic, or with a drone. This service doesn't constitute a roof warranty or guarantee its remaining service life.
