The visible garage structure, vehicle door, automatic door operator, accessible electrical components, fire-separation features, and installed safety devices are inspected.
Infrared imaging and moisture-detection tools may be used to investigate temperature differences or suspected moisture conditions that aren't readily visible. These tools support the inspection but don't provide an invasive evaluation or guarantee that every concealed condition will be found.

The visible service entrance, electrical panels, representative switches and receptacles, installed lighting, grounding and bonding components, and accessible branch-circuit wiring are evaluated. Ground-fault and arc-fault protection is tested where present and accessible.
Visible water-supply piping, drain and vent components, plumbing fixtures, faucets, water heaters, and accessible fuel-storage and distribution components are inspected for function, leakage, deterioration, and other visible concerns.
Permanently installed heating and cooling equipment, accessible ductwork, vents, condensate drainage, and readily accessible controls are inspected using normal operating controls.
Accessible attic areas are inspected for visible structural concerns, moisture intrusion, insulation conditions, ventilation, and other readily observable deficiencies. Access may be limited by restricted clearances, stored items, insulation, or unsafe conditions.
Installed kitchen appliances and other included built-in appliances are operated through a normal cycle or tested using standard controls when utilities are active and conditions permit.

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!

At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement.
